On the eve of NIC’s Spring Investment Forum in San Diego, Blueprint Healthcare Real Estate Advisors announced the joining of its firm with Pamela Pyms and Hayden Behnke of Pyms Capital Resources. Working together since 2011 out of Denver, Colorado, Ms. Pyms and Ms. Behnke not only bring their talent for deal making to Blueprint, but local market expertise of Colorado and the surrounding region. Pyms Capital Resources also helps developers source equity and debt, in addition to arranging partnerships among institutional investors and national operators. In Blueprint, Ms. Pyms and Ms. Behnke are joining a fast-growing brokerage firm with 45 transactions and $554 million in business closed in 2016.

Business continued as usual for Christopher Hyldahl and Gideon Orion of Blueprint, who closed the sale of a 160-bed skilled nursing facility in upstate New York. Located in the Rochester metro area, this high-quality facility is fully stabilized, with an average monthly occupancy of 92.3% and quality mix of 25.9%. It operated at a 9.5% margin on approximately $14.25 million of revenues. The sale is the first part of a two-building (the other featuring 160 beds too) disposition by the seller, a New York-based national skilled nursing owner/operator. The buyer, a regional owner/operator with other communities in western New York, paid $32 million for the two facilities, or $100,000 per licensed bed.
