Scott Kavel of Creativcap announced a couple of financings that showed off the company’s range of services. First, Creativcap provided a $6.0 million mezzanine loan to support the construction of an assisted living/memory care community in Southern California. This was the fourth mezzanine loan closed for the regional developer client, all totaling nearly $35 million.   The project in question will feature 153 total units, split between 99 assisted living and 54 memory care units on a 6.4-acre campus. Creativcap Continues Inaugural Year with Several More Closings

Still under a year after its launch, Creativcap has announced three more transactions, with a couple of other closings in the pipeline. First up on the brokerage side, Creativcap Advisory acted as co-broker on a $30 million sale of two senior living communities in the eastern Atlanta market. Built in the 1990s, the communities total 328 units, split among 156 independent living, 140 assisted living and 32 memory care. Combined occupancy was around 80%. Shortly after its founding earlier this year by Greystone-alum Scott Kavel, Creativcap showed off some impressive variety in its three latest transactions, helping close a life company loan, a mezzanine loan and bridge financing. First, Creativcap was the exclusive correspondent for a $6 million mezzanine loan that is funding the construction of an 87-unit assisted living/memory care community in Roseville, California. CREATIVCAP Closes First Loan

Scott Kavel of Greystone fame has set up his own lending shop at CREATIVCAP, and less than two months since forming the business, he has already closed his first transaction. On behalf of Vista Pointe, an Oregon-based senior living operator, Mr. Kavel arranged $8 million in financing from a life company that featured a seven-year term and an all-in fixed interest rate under 5%. With the financing, Vista Pointe will be able to enter the Washington State market with a to-be-built, 56-unit senior living community, expected to open in early 2020.
