Hines Launches Flagship Tactical Fund Series Program

On January 10, Hines announced the launch of its flagship tactical fund series in the United States. The fund is looking to raise $1 billion in equity by May 2022, which would provide purchasing power of $2.5 billion after leverage. Their goal is to renovate struggling and undervalued properties in 30 of the country’s largest cities, including senior living communities hampered by the pandemic. Aron Will of CBRE brought together a joint venture between Harrison Street Real Estate Capital and Belmont Village Senior Living, and a national bank to arrange construction financing for the development of a brand-new assisted living/memory care community in Lincoln Park, Illinois. The project got its start in 2016, when Cain Brothers arranged the sale of a property adjacent to the former Children’s Memorial Hospital campus, which is currently undergoing a $350 million redevelopment run by McCaffery Interests and Hines Interests. Welltower and Hines will be developing Welltower’s first urban high rise senior care community in Manhattan. I, for one, can’t wait to take a tour of Hines and Welltower’s high rise assisted living and memory care development right in the middle of midtown Manhattan. And while I’m at it, I could visit Maplewood Senior Living’s similar development a little more than a mile north on the Upper East side of Manhattan. Welltower, in partnership with real estate investment firm (and newbie to seniors housing), Hines, has acquired a site to develop an assisted living/memory care community in Midtown Manhattan. The original owners of the two adjacent properties that make up the one site brought in Eastern Consolidated to represent them in the sale, for which the terms were not disclosed.
