JLL Sells Chicago Senior Care Campus

Mike Garbers and Cody Tremper of JLL Seniors Housing Capital Markets represented Lutheran Life Communities in its sale of a 171-licensed bed senior care campus in Chicago, Illinois. Originally built in 1921 with additions of the East Wing in 1956 and the West Wing 1970, the property features 55 sheltered care units and a skilled nursing portion that operates with 96 beds. It is situated on a 2.38-acre site in Chicago’s Irving Park neighborhood just northwest of downtown. The buyer ended up being an experienced operator of long-term care facilities in Illinois. A brand-new age-restricted town home community is going up in the Long Island hamlet of Mount Sinai, thanks in part to $18 million of joint venture equity secured by Evan Pariser, Rob Hinckley, Nicco Lupo and Sophie Cohen of JLL Capital Markets. Sculptor Capital Management Inc., formerly known as Och-Ziff Capital Management Group, provided the equity. White Oak Healthcare REIT Acquires Again

Earlier this week, we highlighted White Oak Healthcare REIT’s acquisition of four senior living properties in Arkansas (2), Florida and Pennsylvania, but the REIT’s recent run of activity doesn’t end there. White Oak also acquired two senior living communities in Loganville and Conyers, Georgia. Both considered to be value-add investments, the properties were built in the 1990s and total 156 independent living, 140 assisted living and 32 memory care units. Freddie Mac comes to Silicon Valley

On behalf of Kisco Senior Living, Jessica Wolters of JLL Capital Markets led the way in originating a $32.5 million refinance, with a 10-year fixed-rate term, provided by Freddie Mac’s Capital Markets Execution program. The community being refinanced, a 133-unit independent/assisted living community in Los Altos, California, was built in 1973 but was bought for $16 million, or $106,700 per unit (when it had 150 units), and renovated in 1998 by TransAmerica Senior Living (which was itself bought by Kisco in 2001).
