Built in 1999 under the low-income housing tax credit program, the community has 58 units with a mix of studio, one- and two-bedroom units. It took about five years, but an assisted living community in Tucson, Arizona finally found a new owner. Opened in 2015 with 70 private units, the community consists of seven separate 10-unit buildings. The developer decided to sell the property almost immediately after opening it and worked with Mark Biery of Berkshire Hathaway to find a buyer.   The property went under escrow several times but to mostly unsophisticated, out-of-state investors. Alex Snyder and Hamid Panahi of Marcus & Millichap’s Tucson, Arizona office didn’t have to go far for their latest seniors housing deal, selling an 80-unit assisted living community in their hometown of Tucson. They represented both the merchant developer seller and regional owner/operator buyer (both also based in Tucson), the latter of which paid $5.6 million, or $70,000 per unit, for the property. Ray Giannini and Aaron Thompson of Marcus & Millichap arranged the sale of a 50-unit assisted living/memory care community in Green Bay, Wisconsin. Contrary to many seniors housing communities today, this property was fully occupied, with a 100% private pay census at the time of closing. It also reported strong cash flow and was relatively new construction, having been built in phases from 2009 to 2019.   The husband-and-wife seller had a lot to do with that strong performance, working diligently to maintain census and keep the community COVID-free throughout the year.
