In the first six months of HUD’s fiscal year 2022, VIUM Capital, through its joint venture with Merchants Capital, announced a healthy level of activity, closing 26 LEAN loans totaling approximately $295.8 million. That leads all other lenders in both number of closed transactions and total volume for the period from October 1, 2021 to March 31, 2022. The loans were closed under Merchants Capital, since VIUM did not officially close on its acquisition of HUD/GNMA lender Armstrong Mortgage Company until the end of 2021. Newpoint Real Estate Capital took second place, with $238 million of initial endorsements across 15 transactions representing 3,147 beds/units.
Across the 26 transactions, the largest loan was $24.63 million, and the smallest was $2.46 million, with the average transaction size coming in at $11.377 million. VIUM and Merchants closed deals in seven states, including Ohio, Indiana, Michigan, Illinois, Colorado, Texas and Louisiana, for a combination of 15 skilled nursing facilities and 11 assisted living communities (including three Medicaid waiver AL communities).
In the first two years since its founding, VIUM has closed over $1.5 billion in seniors housing and healthcare financings. Looking forward, not only has VIUM wrapped up the acquisition of Armstrong Mortgage Company, but it also hired Alison Lemle at the beginning of the year as its new Chief Underwriter. Based in VIUM’s headquarters in Columbus, Ohio, Ms. Lemle brings 15 years of HUD healthcare underwriting experience and previously worked with VIUM’s principals.
