The second edition of the Quarterly Investor Call, hosted by The SeniorCare Investor, scheduled for July 24th, is coming at a pivotal time in the seniors housing and care industry as the M&A market is on track to set a record for transaction activity in any given year, and by a healthy margin.
It may shock some of you that we are witnessing the busiest M&A period in the history of the industry. It may be shocking because the effective federal funds rate is above 5% and the 10-year Treasury rate has been hovering above 4% for much of the previous year. Also shocking because of the many roadblocks to transactions in place today, from extended due diligence to financing difficulties to pricing re-negotiations. And persistently low valuations for all kinds of assets are not motivating many sellers to initiate transaction processes.
Today, most sales arise from a need to sell, either because of strained operations, the end of an investment horizon or at the direction of their lender. There is a corresponding desire among buyers to take advantage of a highly attractive pricing environment to build scale, as well.
Potential sellers and buyers that are currently evaluating transactions may wonder how so many deals have gotten across the finish line in the last year. They may wonder what pitfalls were avoided to reach a satisfactory outcome for both sides. And how the process and pricing may change for the type of asset.
We have convened a panel of dealmaking experts to present a series of case studies on successful deal processes in 2024, covering cash flowing SNFs, core/Class-A seniors housing assets and value-add deals, from single-asset to portfolio transactions. They will also opine on the current valuation metrics for seniors housing and care properties, as well as key issues facing buyers, sellers and lenders. Audience members can ask their questions, too.
