Jason Punzel, Patrick Burke and Jeff Binder of Senior Living Investment Brokerage were engaged by a West Coast-based private equity firm divesting a seniors housing community in Stevens Point, Wisconsin, as part of a strategic rightsizing of its portfolio. The community features 56 independent living, 75 assisted living and 16 memory care units across eight acres with approximately 108,000 square feet. It was well operated and stabilized at the time of sale with an 89% occupancy rate and a 32% operating margin.
The buyer, a Midwest-based private equity firm with a strong background in multifamily investments, is expanding its presence in the seniors housing sector. It intends to invest some capital into the community, and will retain Health Dimensions Group as the operator.
