Helios Healthcare Advisors structured the sale and arranged joint venture equity for the acquisition of two assisted living/memory care communities in Alabama on behalf of separate sellers. Helios was initially engaged by the Episcopal Diocese of the Central Gulf Coast to identify a buyer that would preserve the legacy of Murray House Assisted Living, a historic assisted living community located in Mobile, Alabama.

Helios identified an operator with extensive experience in the industry that had recently established a new operating platform. However, faced with challenges associated with capitalizing the transaction, the buyer engaged Helios to assist in arranging an equity investment from a local real estate investor. The buyer has a substantial renovation planned for Murray House which includes modernizing existing common areas and resident units along with the addition of a dedicated memory care wing.

Given the buyer’s appetite to expand and backing from their newfound partnership, Helios then approached Community Health Systems (CHS), an Orange Beach, Alabama-based healthcare organization operating a diverse portfolio of healthcare related entities throughout Alabama and the United States. Through its 501(c)(3) affiliate, Community Senior Life, CHS considered a sale of Haven Memory Care on Halcyon, a high-quality, standalone memory care community in Montgomery, Alabama. Shortly thereafter, the organization engaged Helios to facilitate the off-market sale of the community. Helios worked with both sellers to successfully close the transactions within two weeks from each other.
