Missouri Operator Goes for Scale in SLIB Sale

A large Missouri-based skilled nursing operator just increased its scale in the region with the purchase of a 136-bed skilled nursing/assisted living facility in Pacific, Missouri. Jeff Binder and Patrick Byrne of Senior Living Investment Brokerage facilitated the transaction, generating eight offers for the facility. Originally built in 1986, the SNF portion features 120 beds and is in good condition, considering its age. A 16-unit assisted living wing was added in 2005. Operations could be improved across the board, with occupancy sitting at 80% and the operating margin just above 6% on nearly $6.6 million of revenues. Strawberry Fields REIT continues to grow its skilled nursing holdings, and did so in a big way this month, by acquiring a large 231-bed SNF in Des Plaines, Illinois. That facility has had a somewhat checkered past. Originally built in 1975, it was acquired by a Catholic not-for-profit hospital and skilled nursing provider in May 2011 for $22 million, or $115,200 per operating bed, at a 9.5% cap rate. At the time, the facility was operating at an 11% margin and with just 191 of the 231 licensed beds (about 113 of which were occupied at the time), for an effective occupancy rate of 59%. Chicago Pacific Founders Acquires Again

A week after it was announced that Chicago Pacific Founders acquired a new senior living community in Conroe, Texas, the firm followed it up with another purchase, this time in Scottsdale, Arizona. Featuring 101 units of independent living and assisted living, the community will now be managed by CPF’s operating subsidiary, Grace Management. The community was originally built in 1998 and is located close to numerous shopping and medical centers. Chicago Pacific Founders plans to invest in improvements to the community in addition to renaming it. The final purchase price came to $27 million, or about $267,300 per unit. Cooper City Community Sold to Artemis Real Estate Partners

Artemis Real Estate Partners recently acquired a 120-unit assisted living/memory care community in Cooper City, Florida (Broward County) for approximately $37.5 million, or $312,500 per unit. AEW Capital Management was the seller, having purchased the original site in 2015 for $2.5 million and developed the community in 2017. Senior Lifestyle Corporation operates the community. Artemis reportedly took out a $23.4 million loan to finance the acquisition.
