Regions Bank closed a couple of transactions in recent weeks for both a to-be-built senior living community and an existing one whose owners were looking to get a small cash-out. The $29.2 million construction loan was arranged for a joint venture between a Midwest-based developer/owner and a Southeast-based operator. Located in a fast-growing Alabama market, the community will consist of 105 independent living and 27 memory care units in a three-story building. Cambridge Realty Capital Arranges Refinance for Florida AL Community

Cambridge Realty Capital Companies successfully refinanced an assisted living community in Largo, Florida (St. Petersburg MSA). The 63-bed community, which is owned by a Florida limited liability company, obtained a $4.1 million HUD loan with a fully amortizing 33-year and eight-month term. Amenities at the pet-friendly community include a hair and nail salon, library and gardens with walking paths. It also provides in-house therapy with Fusion Healthcare. Autumn Senior Living manages the community. This transaction was one of eight HUD Lean refinances that Cambridge closed in the previous HUD fiscal year, with a total of $80.8 million in volume. After exiting the seniors housing space earlier this year, an Alabama-based family owner/operator got back in the game with the purchase of an independent/assisted living community in the state. A joint venture between Sino-Ocean Capital and Meridian Senior Living engaged Capital One to serve as administrative agent for a large multi-purpose financing package. The $108.9 million loan will be used to both finance the purchase of two seniors housing communities in Florida and refinance a previous Capital One loan that the JV used to acquire three communities in California. A Northeast owner/operator entered the Kentucky skilled nursing market with their purchase of an 85-bed facility about ten miles north of Lexington. As they enter the state, the seller, a local owner/operator, is looking to exit the SNF industry altogether. It’s a complicated business, and getting more complex to manage by the day, so exits like that have been fairly common in recent years. REIT Finds New Tenant for Two Arizona SNFs

A couple of struggling skilled nursing facilities in Arizona got a new lease on life. By that, we mean that their publicly traded REIT owner found a new operator to manage them under a long-term lease. Amy Sitzman, Christopher Hyldahl and Gideon Orion of Blueprint Healthcare Real Estate Advisors handled the transaction. These facilities are located on opposite sides of the state and consist of 232 total licensed beds. It will be an uphill battle for the new operator. Genesis HealthCare Continues Restructuring

Genesis HealthCare announced additional changes to its capital structure and leased interests in skilled nursing facilities, all for the better. Genesis has partnered with a private investor to purchase 18 nursing facilities previously leased from Welltower and Second Spring Healthcare Investments. Genesis will have a 30% equity stake in these 18 facilities, and lease them from the joint venture entity, but with a big difference. Previously, these 18 facilities had annual rent escalators ranging from 2.0% to 2.5%, but with the new lease, the escalators do not begin until year five of the lease.
