Cooper City Community Sold to Artemis Real Estate Partners

Artemis Real Estate Partners recently acquired a 120-unit assisted living/memory care community in Cooper City, Florida (Broward County) for approximately $37.5 million, or $312,500 per unit. AEW Capital Management was the seller, having purchased the original site in 2015 for $2.5 million and developed the community in 2017. Senior Lifestyle Corporation operates the community. Artemis reportedly took out a $23.4 million loan to finance the acquisition. Rents start at $4,000 at the community, which features amenities such as a barber shop, card room, business center and a fitness center. The CBRE National Senior Housing group flexed its muscles this week, closing two acquisition financings and an asset sale. First, Lisa Widmier represented HCP in its divestment of a 159-unit independent living/assisted living community in Beaumont, Texas, for an undisclosed price. Featuring a majority of independent living units, the community was built in 1996. Under management by Atria Senior Living, it was 93% occupied as of February. Lawrence “Lory” Brin of MidCap Financial recently helped facilitate Artemis Real Estate Partners and Allegro Senior Living’s acquisition of three Atlanta-area assisted living communities by arranging an $18.25 million loan. The floating rate first mortgage will also enable the buyers to reposition the communities and invest $7 million of capital improvements to renovate the exteriors, common areas and unit interiors.
