Cushman & Wakefield Closes Carmichael, California Refinance

After recently renovating its senior living community in Carmichael, California (Sacramento MSA), Auctus Capital Partners is refinancing the property, retaining the team of Aaron Rosenzweig, Sam Dylag, Rick Swartz and Jay Wagner of Cushman & Wakefield to get the deal done. Originally built in 1975 and renovated in 2000, it was sold in 2003 to Nicol Investment for $6 million, or $71,400 per unit, and then in 2015 to Auctus for an undisclosed price. Cushman & Wakefield arranged first mortgage financing for that purchase, with Owens Financial, a San Francisco-based lender, providing the loan. Aron Will, Austin Sacco and Adam Mincberg of CBRE helped arrange acquisition financing on behalf of Angelo Gordon & Co. and Auctus Capital Partners to purchase an assisted living/memory care community in Oakland, California. Located in the affluent submarket of Rockridge, this 148-unit community was originally built in 1981 but recently underwent two multimillion-dollar renovations which have made it a top competitor in the area. We can’t go long without seeing another Aron Will (of CBRE) transaction, or two. The first of his latest deal duo took place in California when a joint venture between Auctus Capital Partners and Och-Ziff Capital Management acquired a 54-unit assisted living/memory care community in San Francisco. Located on an irreplaceable site, the building was originally built it 1923 as a hospital but was purchased by a Mom & Pop in the 1990s who then converted it to senior care.
