Enlivant expanded its presence in the Midwest with the acquisition of four senior living communities in Indiana (3) and Iowa (1). Ben Firestone and Michael Segal of Blueprint Healthcare Real Estate Advisors represented the publicly traded REIT in its strategic exit of the assets. A national operator (which we believe to be Senior Lifestyle Corporation) also handed over the operations to the buyer, Enlivant. Built in the late 1990s, the four assisted living/memory care communities range in size from 35 units to 62 units, totaling 175 units. Adam Sherman of Blueprint Healthcare Real Estate Advisors brought several parties together to arrange the capital for a $30 million assisted living/memory care development in Kissimmee, Florida. Located on a 3.4-acre site in the Osceola Corporate Center, a 900+ acre master planned mixed use development, the community will feature 104 units/114 beds of assisted living and 24 private memory care units, in addition to multiple dining venues and amenities. Trent Gherardini of Blueprint Healthcare Real Estate Advisors assisted a long-time owner of a skilled nursing facility in Buchanan, Georgia in the sale of the asset for $2.7 million. The facility was originally built as a hospital in the 1960s, until the seller converted it to a 60-bed SNF in the mid-1980s. It reportedly had a good reputation in the area, attractive quality mix and strong history of cash flow, but its age, 80% occupancy and location in rural west Georgia probably kept the price down to about $45,000 per bed, or less than half of the national average for SNFs sales in 2016 ($99,200 per bed). AdCare Adds Alabama Assisted Living Community

In the midst of a turbulent Spring when AdCare Health Systems’ board fired its CEO, Bill McBride for embellishing his resume (he said he received an MBA from UCLA, but apparently, he didn’t), the company still managed to add one more assisted living community to its now-30-property portfolio. Closing its first acquisition since it become solely a landlord, AdCare originally announced a letter of intent to purchase the community back in February, but closed on the deal just this month. Blueprint Healthcare Real Estate Advisors was involved in yet another acquisition by O&M Investments, LLC this month. The team of Ben Firestone, Connor Doherty and Michael Segal represented a publicly traded REIT and a regional operator in their strategic divestment (to O&M) of a 64-bed skilled nursing facility in Blue Ash, Ohio, an affluent suburb of Cincinnati. Built in 1969 but renovated in 2006, this single-story facility features 10 private units and 27 semiprivates.
