Integral Senior Living (ISL) assumed the operations of nine senior communities as of August 1. The communities are diversified across seven states. Caddis owns two of the communities in Georgia (both operating under the Heartis brand), Steadfast Companies owns a property each in California and Kentucky, Investcor Development owns one in Nevada, and Imprint Property Group owns four of the communities: two in Oklahoma, one in Kansas and one in Colorado. Capital One Finances Caddis Construction Project

A large senior living community being developed by Caddis in partnership with operator Solvere Senior Living is going up in Venice, Florida thanks in part to a construction loan provided by Capital One. Totaling $35.7 million, the loan will finance the 181-unit project, which will feature independent living, assisted living and memory care services upon completion in Summer 2020. Although managed by Solvere, the three-story community will operate under Caddis’ “Heartis” brand. Caddis Recapitalizes Five “Heartis” Seniors Housing Communities

Caddis just recapitalized five of its brand-new seniors housing communities in Texas. We’ve written about the “Heartis” brand (and Caddis-developed) before, which continues to grow in a number of Texas markets. The five properties just recapitalized are located in Amarillo, Cleburne (Fort Worth MSA), Conroe (Houston MSA), Cypress (Houston), and Fort Worth, a number of markets we have been keeping our eye on for overdevelopment. Nevertheless, this 352-unit portfolio must be performing well under the management of Frontier Management. We’ve written about senior care development in Texas quite a bit recently, but a relatively new brand is making its mark in the Lone Star State. The Heartis brand, developed by Dallas-based Caddis (formerly Caddis Partners), launched in 2013 with the development of Heartis Conroe in Conroe, Texas. Two more communities are set to open next month in Cleburne and Eagle Mountain (Ft. Worth area), and by the end of the year, Caddis will have secured financing (mostly conventional bank financing) for a total of 12 projects.
