(formerly Mainstreet Health Investments) followed up on the completion of its acquisition of Care Investment Trust earlier this month by closing on three memory care communities in the Dallas, Texas area for $21.5 million, or about $188,600 per unit. All three communities total 114 units and are fully stabilized, with all private pay residents. Built in 1999, the community was formerly owned by the Phoebe Putney Health System, a not-for-profit health network in southwest Georgia. He first helped a partnership exit the seniors housing industry with the sale of their 64-unit memory care community in Fayetteville, Georgia (20 miles south of Atlanta). The partnership hadn’t been together long (the facility only opened in 2013), but a death within it affected the lease-up process and prompted the sale. We learned of Care Investment Trust (CIT) and Greenfield Senior Living’s joint venture acquisition of a 120-unit personal care/assisted living and memory care community in Lansdale, Pennsylvania back in January, but just recently bubbling to the surface was the news that Aron Will of CBRE arranged financing for it. Through a regional bank, Mr. Will secured a $10 million, floating-rate loan, with a five-year term and 12 months of interest only.
