CareTrust’s California buying spree

California-based CareTrust REIT didn’t travel far to close its last couple of deals, adding five in-state senior care facilities to its portfolio in just a week. First, the REIT acquired a 59-bed skilled nursing facility in Petaluma for $6.9 million, or $116,949 per bed, bringing in a new tenant in West Harbor Healthcare to operate. CareTrust expects the acquisition will generate initial annual rental revenue of approximately $670,000, under an initial 15-year lease, with two five-year extension options and CPI-based rent escalators. CareTrust’s buying spree continues

CareTrust REIT entered the Michigan market, acquiring four assisted living/memory care communities in the state for $30.8 million, or $163,830 per unit. The assisted living/memory care portfolio includes a 46-unit community in Clarkston, a just-built 40-unit community in Goodrich, a 62-unit community in Burton and a 40-unit community in Lapeer. What has gotten into CareTrust REIT this year? When most other REITs are taking a significant step back in terms of buying, the California-based CareTrust has made 11 acquisitions, for 21 facilities, so far in 2016 (which already equals the number of facilities acquired in 2015). First, the company purchased two communities in North Carolina for $11.7 million, or $113,592 per unit, handled by Evans Senior Investments. CareTrust expands

CareTrust REIT acquired a portfolio of four assisted living communities and promptly leased them back to two separate entities, creating a new tenant relationship along the way. Three of the communities, with 366 units, are located in Baltimore, Maryland, Fort Wayne, Indiana, and West Allis, Wisconsin, were purchased from and leased back to a company headed by two of the three key principals of the seller. Just before Iowans gathered to caucus and politicians readied to leave the Hawkeye State, CareTrust REIT closed on its major move into Iowa, acquiring a nine-facility skilled nursing portfolio that included 518 operating beds for $32.7 million, or $63,127 per bed. CareTrust will lease the facilities to operator Trillium Healthcare Group through an amendment to their existing master lease, which carries an initial term of 14.5 years, two five-year renewal options and CPI-based rent escalators.
