KeyBank does double-duty

John Randolph and Charlie Shoop of KeyBank’s Healthcare Mortgage Group recently arranged $47.7 million of permanent financing, which included a $28.5 million HUD loan and a $9.2 million Fannie Mae loan, to refinance a portfolio of six assisted living communities. The HUD loan featured a low fixed rate for 35 years, while the Fannie Mae loan was originated and closed within 50 days. The portfolio includes 319 units and is entirely located in North Carolina. With the funds, the borrower, Ridge Care Inc., improves its cash flow flexibility and will be able to both make capital improvements and grow its portfolio. Aron Will of CBRE had yet another prolific month (after an already busy 2015), closing four transactions. Included in his totals were two acquisition financings (for the MorningStar Senior Living Colorado portfolio and Capitol Seniors Housing’s Seattle-area acquisition) already detailed in previous weeks. Mr. Will also recently arranged a $32.3 million 10-year Fannie Mae loan, with a fixed interest rate and 54 months of interest-only. The borrower, Westmont Living, will use the funds to refinance its 138-unit independent/assisted living community in Chico, California. Capitol Seniors Housing’s second investment in the Seattle MSA was financed with the help of Aron Will of CBRE National Senior Housing, who arranged a $20.12 million non-recourse, floating rate loan with a five-year term and 36-months of interest-only, provided by a national bank. The acquired community is located in the town of Mukilteo, Washington and features 107 units of about half independent and half assisted living. It was built in phases in 2000 and 2004, and occupancy has been between 86% and 90% in 2015. Greystone closes over $210 million

Greystone has been relatively quiet in the press over the last few months, but the lender was of course hard at work. Across 11 transactions (all previously unannounced since August 2015), the lender closed over $210 million in seniors housing lending transactions. The financings were for properties located across the country, ranging in size and services offered, from age-restricted housing to memory care. The loan amounts were as small as a $2 million bank loan to finance a land acquisition for seniors housing in Waldwick, New Jersey, to as large as a $46 million Freddie Mac refinance on a 209-unit independent living/assisted living/memory care community in Anaheim, California. Berkadia originates $366 million financing

Working with both Fannie Mae and Freddie Mac, Berkadia arranged two loans totaling $366.7 million for Brookdale Senior Living to refinance 39 of its seniors housing properties in two separate portfolios. The first portfolio, including 21 properties with 1,924 units and an average occupancy of 91%, is made up of 5.7% IL, 15.9% MC and 78.4% AL units. It was refinanced with a $226.4 million, 10-year loan through Fannie Mae arranged by Managing Directors Heidi Brunet and Christopher Fenton of Berkadia. The loan come to $117,700 per unit.
