Chevalier Shines In Seniors Housing Market

Amid rumors that a moratorium has been placed on large Chinese companies making significant purchases in the U.S. senior care market (like Zhonghong Zhuoye Group Co Ltd.’s proposed acquisition of Brookdale Senior Living), Hong Kong-based Chevalier International Holdings Ltd. continues to invest, recently adding two more senior living communities and 299 units in the Detroit, Michigan area to its growing portfolio. Getting its start in the market in 2011 with the purchase of three assisted living/memory care communities and 336 beds in Oregon, the company stepped it up in late 2012, when it bought 18 assisted living communities (and 1,322 licensed beds) in North Carolina from a joint... The Senior Care Investors Have Spoken

The Senior Care Investors Have Spoken

Last week, we hosted a 90-minute webinar called “Seniors Housing M&A: The Numbers, the Deals and the 2017 Forecast” with panelists Arnold Whitman of Formation Capital, Bill Mulligan of Ziegler and Alan Plush of HealthTrust, and Steve Monroe moderating. The panel discussed our 2016 M&A statistics for the skilled nursing, assisted living and independent living M&A markets (to be published in the 22nd Edition of The Senior Care Acquisition Report this March), which saw new record-high prices for SNFs and ALFs. But those high prices contradict a growing sense of caution among investors, and lead us to wonder if we have passed the peak. Our listeners to the webinar certainly thought... Read More »
Welcome to NIC

Welcome to NIC

As we all descend upon D.C., please take some time to stop and chat with us at the conference. So, the 26th annual NIC Conference is upon us. I wonder what the big topic will be this year, if any. In years past there have been exciting developments right before or during the conference, such as Sunrise Senior Living’s share price plunging, or Formation Capital’s billion dollar plus sale of SNFs to GE, or last year the spin-off of skilled nursing assets by Ventas into a new REIT. Will people be talking about Welltower’s billion-dollar acquisition of Vintage Senior Living? Or will it be the upcoming skilled nursing spin-off by HCP? Whatever it is, we will be listening and trying to discern... Read More »

HFF closes high value deal in Northeast

HFF closes high value deal in Northeast

Holliday Fenoglio Fowler, L.P. (HFF) closed one of the most expensive seniors housing transactions ever (on a per-unit basis), with its sale of two assisted living/memory care communities in the Northeast for $98.25 million, or almost $575,000 per unit. There were several factors that led to this near-record price. First was the location. One of the properties is located in suburban Philadelphia and the other is in New Jersey within the New York City MSA, both high barrier-to-entry, high-income markets. Second, they were recently built in 2013 by the owners, a joint venture between Formation Development Group (an affiliate of Formation Capital) and Shelbourne Healthcare Development Group...
