Having just handled the sale of a 140-bed post-acute care facility in the Austin, Texas area, HFF’s David Fasano, Ryan Maconachy and Chad Lavender represented a different owner in the sale of its 144-bed skilled nursing facility near San Antonio’s Medical Center district. Built in 2008, the facility was owned by Kayne Anderson Real Estate Advisors and leased to Senior Care Centers. The team at HFF, including David Fasano, Ryan Maconachy and Chad Lavender, represented Meridian Realty Advisors in their sale of a 140-bed post-acute care facility in Bee Cave, Texas (Austin MSA). Built in 2013, which makes the property new among other post-acute care facilities, the facility was the only one of its kind in a four-mile radius, but was just 68% occupied. It also recently housed some 90 skilled nursing and assisted living patients from Rockport, TX, which was evacuated due to Hurricane Harvey. Luxury Senior Living Community Sells in Hoover, Alabama

LCS is selling its 232-unit senior living community in Hoover, Alabama, almost exactly three years after acquiring it in a joint venture with Walton Street Capital. LCS still left its mark at the community, converting 24 assisted living units to memory care in 2015. Built in 2009, the community currently features 160 independent living, 48 assisted living and now 24 memory care units on its 17-acre campus. Monthly rents averaged $4,148 for independent living, $4,700 for assisted living and $5,500 for memory care. While it was not exactly a repeat of 2015, it came pretty close. This year we had only 13 brokerage companies reporting their numbers, with a few active brokers deciding to take a pass this year for a variety of reasons. But they would not have taken the top spots, so no worries on that account. Based on the number of transactions closed in 2016, Marcus & Millichap came out on top for the second year in a row with 58 separate sales in the seniors housing and care market.
