An assisted living/memory care community with plenty of southern charm in Tallahassee, Florida recently changed hands, with the help of Ryan Maconachy, Chad Lavender and Dave Fasano of HFF. The community was built in 1998, with additions in 2009 and 2012, and currently features 105 beds in 100 units. Occupancy was around 95%. We wrote earlier this week of Watercrest Senior Living Group’s latest development activity, with more than $80 million in its immediate pipeline across the state of Florida. Its largest project, a 128-unit senior living community in Port St. Lucie set to open in the fall of 2017, recently received construction financing with the help of Holliday Fenoglio Fowler, L.P. (HFF). The $32 million, or $250,000 per unit, development should feature 102 assisted living and 26 memory care units on its 5.3-acre campus located about 50 miles north of West Palm Beach. Holliday Fenoglio Fowler, L.P. (HFF) closed one of the most expensive seniors housing transactions ever (on a per-unit basis), with its sale of two assisted living/memory care communities in the Northeast for $98.25 million, or almost $575,000 per unit. There were several factors that led to this near-record price. First was the location. One of the properties is located in suburban Philadelphia and the other is in New Jersey within the New York City MSA, both high barrier-to-entry, high-income markets. Following up on its $1.45 billion in total closings for 2015, HFF recently closed another sale. Representing the seller, a private San Diego-based owner/operator, Ryan Maconachy and Chad Lavender of HFF sold a 95-unit assisted living community (built in 1988) and an 84-unit memory care community (built in 1997 and 2006), both located in Pensacola, Florida. The two communities combined for 94% occupancy, but the AL was dragging slightly. The owner completed almost $1.3 million of capex since the beginning of 2014 at the MC community, and was in the middle of renovating the AL community.
