HJ Sims Hits It Out Of Overland Park

HJ Sims Hits It Out Of Overland Park

A CCRC in Overland Park, Kansas is planning a large expansion to its independent living services. Perhaps they read Marcus & Millichap’s National Seniors Housing Report, which reported average IL occupancy steady at 91.7% in 2016, and predicted it will rise 10 basis points in 2017. That is close to the census peak in 2008, when IL communities averaged 92% occupancy, before the Great Recession reared its ugly head. The Overland Park’s IL census is very strong too, at 98%, which prompted the 76-unit expansion effort. Built in 2000, the community already features 64 IL villas, 54 assisted living units, 52 skilled nursing units and 36 memory care units. Census was in fact strong all... Read More »
Two Transactions From HJ Sims

Two Transactions From HJ Sims

HJ Sims recently helped a CCRC in Ponte Vedra Beach, Florida (Jacksonville MSA) refinance its existing bond debt, generating significant savings for the well operating property. Developed in the mid-1980s, this community features 227 independent living units, 38 private assisted living units and 60 skilled nursing beds. Occupancy has historically been high and consistently over 95% for the independent living units, which recently received a renovation. The community’s Series 2007 bonds were not eligible for an advance refunding, because they had repaid the 1993 bonds that were used to advance refund the original 1987 issuance. However, HJ Sims worked with the community’s commercial bank... Read More »

HJ Sims Heads to Hudson

Interest rates are on the rise, as Janet Yellen moves to end an era of unprecedented stimulative monetary police. With that shift likely coming, borrowers will look to take advantage of low interest rates now. That was clearly on the mind of the owners of a 150-acre not-for-profit CCRC in northeast Ohio, who worked with HJ Sims to arrange a $32 million debt modification. Opened in 1989 in the town of Hudson (Akron/Cleveland MSA), the community features 225 independent living units, 66 IL villas, 59 assisted living units and 75 skilled nursing beds, in addition to a host of amenities like three on-site restaurants, a pub, fitness/aquatic center, three stocked fishing lakes and a three-hole... Seattle Seniors Housing Operator Develops Again

Merrill Gardens is growing yet again, through the development of two more assisted living/memory care communities in Washington and Georgia. This comes just months after Seattle-based Merrill and an unidentified partner bought out the majority stake owned by an affiliate of Heitman in a small portfolio of four senior living communities either developed or acquired in the previous couple of years. That sale was arranged by Cushman & Wakefield. But now, the company is growing again in a partnership with its sister company, Pillar Properties. First, in its hometown of Seattle, Merrill opened a community with 91 independent/assisted living and 10 memory care units, at a total development... Read More »
