A CCRC in Overland Park, Kansas is planning a large expansion to its independent living services. Perhaps they read Marcus & Millichap’s National Seniors Housing Report, which reported average IL occupancy steady at 91.7% in 2016, and predicted it will rise 10 basis points in 2017. That is close to the census peak in 2008, when IL communities averaged 92% occupancy, before the Great Recession reared its ugly head. HJ Sims recently helped a CCRC in Ponte Vedra Beach, Florida (Jacksonville MSA) refinance its existing bond debt, generating significant savings for the well operating property. Developed in the mid-1980s, this community features 227 independent living units, 38 private assisted living units and 60 skilled nursing beds. Occupancy has historically been high and consistently over 95% for the independent living units, which recently received a renovation. Volunteers of America partnered with HJ Sims to issue $39.73 million in tax-exempt bonds to refinance its 268-unit/bed CCRC in Anoka, Minnesota. Originally built in 2012 with 120 skilled nursing beds and 59 assisted/independent living units, this community added 65 IL units and 24 memory care units to the campus, in addition to converting the 59 AL/IL units to all-assisted living. Merrill Gardens is growing yet again, through the development of two more assisted living/memory care communities in Washington and Georgia. This comes just months after Seattle-based Merrill and an unidentified partner bought out the majority stake owned by an affiliate of Heitman in a small portfolio of four senior living communities either developed or acquired in the previous couple of years.
