A couple of years after purchasing two Rhode Island skilled nursing facilities, Athena Health Care Systems has gone to HUD to refinance the two properties, with the help of HJ Sims. Totaling 280 beds, the skilled nursing facilities combined for an occupancy in the mid-90s. This was not the first time Sims had gotten involved with these facilities. In fact, when Athena acquired them in 2013 and 2014, Sims issued both conventional bank financing and preferred equity to fund the deal. A well operating CCRC in Buffalo, New York looking to expand needed quick financing to take advantage of building a new independent living campus on the site of a former acute care hospital in downtown Buffalo. Built in 1999 by Episcopal Church Home & Affiliates, the CCRC features 243 IL units and patio homes, as well as enriched housing and skilled nursing beds. HJ Sims finances a good start

A project already with a few false starts recently received bond financing to fund pre-development costs for a new 182-unit CCRC in Greenville, North Carolina. Back in 2005, not-for-profit developer Retirement Living Associates (RLA) began marketing its impending development, an entrance fee CCRC with 150 independent living units, 12 IL cottages, eight assisted living units and 12 skilled nursing beds. In fact, the company obtained over 280 depositors, 47 of which submitted 10% deposits, by 2007. Reposition and refinance

HJ Sims recently helped Cross Keys Village, the ninth-largest single-site not-for-profit CCRC in the country, obtain two bank loans, totaling $42.5 million, in order to both refinance a bridge line of credit and fund an expansion of its campus. Founded in 1908, the CCRC currently features 444 independent living units (in apartments, cottages and country homes), 91 assisted living units and 270 skilled nursing beds. Funding the mission

Looking to refinance its outstanding debt, fund a renovation project and acquisition, and create a long-term financing plan with a reduced interest rate, nonprofit senior care operator Wellspring Lutheran Services enlisted the help of HJ Sims to close both a taxable bank loan and a tax-exempt bond issue. Already with five skilled nursing and assisted living communities operating in Michigan and a home health and hospice business in the state, Wellspring was looking to both improve and expand its mission.
