KeyBank Real Estate Capital arranged a trio of HUD loans for skilled nursing properties located across Texas. The Corpus Christi facility, built in 2015 with 60 semi-private units and a 112-space parking lot, received a $16 million loan. Opened in 2009 and renovated in 2019, again with 60 semi-private rooms, the Bastrop facility obtained a $14.5 million loan. Finally, KeyBank arranged a $14 million loan for a 138-bed (69-unit) facility in San Antonio that was built in 1975 and renovated in 2013. All three loans were arranged for skilled nursing clients and featured interest rates substantially below 4%. A large skilled nursing facility in the Bronx just received one of the largest HUD loans ever on a single building in the agency’s history, totaling $104 million. Berkadia Commercial Mortgage arranged the refinance, with Mark Zafrin and Mark Frimmel of Michelman & Robinson, LLP representing the borrower, 3155 Grace Avenue Trust (a Delaware Statutory Trust) in the transaction. The transaction was also HUD’s first with a DST borrower under the Section 232 program.
