HHC Finance Refinances New York-Area SNF

Several years after acquiring a 160-bed skilled nursing facility, an experienced owner/operator is refinancing with the help of Housing & Healthcare Finance. Working through HUD, HHC Finance closed a $28 million loan for the greater New York area facility, replacing higher-rate and shorter-term debt in the process. Since the acquisition, the owner has significantly improved operations and obtained a five-star rating from CMS. Still, renovations were needed at the 20-year old facility, and the HUD loan will provide for around $7 million in improvements. Read More »

About three years after it acquired a 140-bed skilled nursing facility in Hatboro, Pennsylvania, Vita Healthcare Group decided to refinance the property with a HUD loan provided by Capital Funding. Craig Casagrande originated the $16.1 million mortgage, which takes out the original $13.36 million bridge loan and $1.5 million working capital loan provided by the firm to support the 2016 acquisition. That original financing included a turnaround component that increased the loan amount based on projected improvements to the facility’s performance. After only being in operation since March, X-Caliber Capital’s bridge lending group had an impressive 2018, closing $250 million in healthcare and seniors housing financings. Those transactions included everything from acquisition financings and recapitalizations to value-add and cash-out refinances. Lancaster Pollard Mortgage Company is keeping busy, having announced two transactions for senior care assets in the Midwest. First, Brad Competty, Casey Moore and Doug Harper closed a $42 million Fannie Mae loan with a 12-year term and fixed interest rate for a CCRC client. Mr. Competty and Brendan Healy followed that up with a HUD refinance for two senior care properties in Detroit, Michigan. Owned by Riverview Health, the properties getting refinanced include a 176-bed skilled nursing facility and a 196-bed SNF.
