


HUD Lean Volume Hits an All-Time High
The HUD LEAN program had quite a fiscal year 2019, topping $3.7 billion in transaction volume across 288 transactions. The transaction number may be 1% down from the 292 closings in FY2018, but the dollar volume is up 3.6% to reach a record high for the program. HUD used to be the “lender of last resort,” but given the attractiveness of the debt (where else can you get a sub-3% rate for a 30+ year term?), it’s no wonder the program is growing like gangbusters. Lancaster Pollard Refinances Denver-Area Portfolio
Applewood Our House worked with Lancaster Pollard to refinance its entire portfolio of memory care communities in the Denver, Colorado market. The five memory care communities are all on the smaller side, totaling 76 units across the portfolio. They were built between 2007 and 2018 and range in size from 10 to 16 units with a mix of private and shared rooms. Applewood’s rent structure is something we don’t always see in assisted living or memory care, in that it offers a flat rate, all inclusive, pricing structure for private and shared rooms with no “add on” fees. Propero’s Second Tender Loving Care Deal
Lancaster Pollard’s Propero Seniors Housing Equity Fund teamed up with Tender Loving Care Management (TLC) for the second time to provide equity for a to-be-built senior living community in Florida. Three years ago, Propero helped finance the construction of a $63 million, 242-bed project in Ocala that was going to offer assisted living, memory care and skilled nursing services. BMO Harris Bank provided a $30 million construction loan, while Propero fronted the equity that minimizes TLC’s own upfront capital requirements but at the same time provides a clear path to ownership.
