With its most recent earnings results out, LTC Properties reported a quarter of flux, transition and ongoing rent relief for its tenants. These can all certainly be good things for the company going forward, but we’re sure they would have liked to report some good operating news as well.   To start off, the REIT transitioned 11 assisted living communities previously leased to Senior Lifestyle to two new operators: Randall Residences, which is taking over six of them, and Encore Senior Living which took over the remaining five. On April 16, both Senior Care Centers and Abri Health Services filed for Chapter 11 bankruptcy protection. This is the second time in a little more than two years that Senior Care has filed for BK. In March 2020, Senior Care debtors emerged from bankruptcy (great timing), and as part of the reorganization, Abri Health was formed as the parent company of the Senior Care debtors and became a co-tenant and co-obligor with Senior Care under LTC Properties’ master lease.  The master lease includes 11 skilled nursing facilities in Texas with approximately 1,400 beds. LTC Properties reported fourth quarter and full year earnings late last week, and while there is some uncertainty, management appears to have a good handle on how they are dealing with it. This is especially true with the 23 communities leased to Senior Lifestyle Corporation (SLC), which we will get to below.   One interesting statistic that came out is that with 71% of their private pay tenants reporting, actual occupancy dropped from 79% on September 30 to 72% on December 31, one of the largest quarterly declines we have seen. How do you spell relief in the pandemic? Reducing the rent escalators that REITs charge their tenants. That is precisely what LTC Properties has decided to do in 2021, and we wonder if a few other REITs may follow suit.   Several REITs already agreed to rent deferrals in 2020 as their tenants were struggling with census and operating costs. It is usually the larger REITs that are the first out of the block with their quarterly earnings reports, so it was nice to see LTC Properties be the first one this time. And a week before the others. With a stock market capitalization of just $1.4 billion, LTC prides itself on being nimble and customer-centric.
