A CCRC in Overland Park, Kansas is planning a large expansion to its independent living services. Perhaps they read Marcus & Millichap’s National Seniors Housing Report, which reported average IL occupancy steady at 91.7% in 2016, and predicted it will rise 10 basis points in 2017. That is close to the census peak in 2008, when IL communities averaged 92% occupancy, before the Great Recession reared its ugly head. The Overland Park’s IL census is very strong too, at 98%, which prompted the 76-unit expansion effort. Two Oregon Originations for Grandbridge Real Estate Capital

Two Portland, Oregon-area seniors housing communities received financing from Grandbridge Real Estate Capital’s Seniors Housing and Healthcare Finance Group, headed by Richard Thomas and Meredith Davis. Starting in Portland proper, the team closed a $12 million non-recourse loan for a 58-unit assisted living/memory care community that at one point was the last acquisition of Sunwest Management before the company filed for bankruptcy protection. The original TIC investors then sold the community in late 2015 to Chicago-based Focus Healthcare Partners. One of those MSAs that has seen plenty of groundbreakings is Dallas, with nearly 5,000 units built from Q4 2012 to Q4 2016, according to NIC MAP. While the market is in better shape than Austin, Houston and San Antonio in terms of construction versus inventory, occupancy has been consistently low in Dallas, hovering around 85% for the past few years.
