Strawberry Fields REIT just added a 58th skilled nursing facility to its growing portfolio, at a price of $1.0 million, or $15,625 per bed, in cash. The company bought the 64-bed facility in Lebanon, Indiana and leased it to The Waters under a 10-year term with two five-year extensions. Strawberry Fields certainly got a good price for the property, but for good reason. Built in the 1970s, it was only 47% occupied with an 80% Medicaid, 7% Medicare and 13% private pay census. We can’t imagine cash flow was high either. And while we hear the facility is in relatively good condition, Strawberry Fields will invest in improvements. Strawberry Fields REIT Refinances Scottsburg Skilled Nursing Facility

Six years after initially leasing a skilled nursing facility in Scottsburg, Indiana, and three years after purchasing it, Strawberry Fields REIT LLC is refinancing the facility with a $4.4 million 35-year HUD loan, featuring a 3.65% fixed interest rate. The REIT utilized a new FHA lending partner to execute the transaction, which took out an existing conventional bank acquisition loan. The 99-bed facility certainly has room to improve, with occupancy of 69% based on licensed beds and around 80% based on operational beds. Minnetonka mania

Three seniors housing developments are breaking ground this summer in the Minnetonka, Minnesota area. First, United Properties started construction on its 100-unit community, which will include 72 independent/assisted living units, 22 memory care units and six care units. Then, Oppidan Investment Company and Minnesota-based not-for-profit Ebenezer announced the expected September groundbreaking of their newest community, a 136,000-square foot, 105-unit community that will feature independent living, assisted living and memory care.
