Healthpeak Properties Completes More Sales

Healthpeak Properties Completes More Sales

As the healthcare REITs start their quarterly reporting season, of course all eyes will be on the occupancy trend, which for most of them will not be so great. But one aspect about what is happening, and often little noticed, is that the news is showing that the demand for seniors housing assets is still quite strong, pandemic be damned.   Obviously, Healthpeak Properties would rather not be selling off its seniors housing portfolios, especially if they had been performing well, since in years past they provided the highest yield to support the REIT’s dividend and growth. But performance had suffered, and the decision was made to sell. No one is crying for them,... Read More »

Omega Healthcare Investors Buys 24 Properties

The fourth quarter earnings season is upon us, and Omega Healthcare Investors announced that it just closed a very significant acquisition. The REIT purchased 24 senior living communities for $510 million, or $199,840 per unit, from Healthpeak Properties. The acquisition included the assumption of an in-place master lease with Brookdale Senior Living for the properties, which are located in 11 states. The concentration is in Oregon (6 states), Texas (6) and Washington (4), with one each in the other eight states.  The annual lease payment is $43.5 million with a 2.4% annual escalator. Carnegie Capital Finances Western Seniors Housing Deal

JD Stettin of Carnegie Capital announced a couple of loan closings that funded the acquisition of two senior living communities in Montana and Wyoming. They’re in good condition and reported positive cash flow, but occupancy could be improved, currently sitting at 72% at the Cody location and 87% in Great Falls. Both... Read More »

Brookdale’s Census Continues To Tumble

Brookdale’s Census Continues To Tumble

Although not unexpected, occupancy levels at Brookdale Senior Living have continued to decline, much like the rest of the industry. But with Brookdale, occupancy at the end of December had tumbled to 71.5%, a 160-basis point decline from the end of November. This was the worst month-to-month decline since the end of April to May period, which was 150 basis points. The worst month came in April 2020 when the drop was 220 basis points. That was the previous COVID height, but the numbers nationally today are much worse. Average occupancy in December declined by 150 basis points to 71.5%.  We are not sure what to expect after the Christmas and New Year’s holidays and the associated spike in... Read More »
