Mike Garbers and Cody Tremper of JLL Capital Markets announced their involvement in Healthpeak Properties’ sale of 16 of its SHOP communities operated by several provider partners. White Oak Healthcare REIT joint ventured with Discovery Senior Living to acquire the portfolio for $230 million, or roughly $128,000 per unit. Omega Healthcare Investors Buys 24 Properties

The fourth quarter earnings season is upon us, and Omega Healthcare Investors announced that it just closed a very significant acquisition. The REIT purchased 24 senior living communities for $510 million, or $199,840 per unit, from Healthpeak Properties. The acquisition included the assumption of an in-place master lease with Brookdale Senior Living for the properties, which are located in 11 states. The concentration is in Oregon (6 states), Texas (6) and Washington (4), with one each in the other eight states.  The annual lease payment is $43.5 million with a 2.4% annual escalator. HealthPeak Sells 10 Aegis Living Communities

HealthPeak Properties continues its exit from the seniors housing business, both its sale/leaseback portfolio as well as its RIDEA assets. In a large transaction, HealthPeak has sold 10 assisted living and memory care communities to its tenant, Aegis Living, which partnered with Blue Moon Capital Partners in the deal. The purchase price for the real estate (to HealthPeak) was $350 million, but the total price for the entire transaction was closer to $440 million, or about $626,700 per unit. Just like in the skilled nursing industry, every 10 years or so there seems to be a movement that predicts the end of the CCRC market (or LPC for the not-for-profits). They claim that CCRCs are a dying breed, an old-style model, and no one wants to put down $300,000 and up to $1 million and more for an entrance fee.
