It looks like National Health Investors may be in the buying mood again, as the REIT just entered into a $300 million bank term loan with a five-year maturity from a syndicate of banks. Proceeds from the new loan were used to reduce the outstanding balance on NHI’s $550 million revolving credit facility and to increase NHI’s available liquidity for making new investments. The terms of the loan are substantially consistent with the REIT’s existing credit facility and term loan dated August 3, 2017, and comes with an initial variable interest rate of 30-day LIBOR plus 125 bps. The team at Cushman & Wakefield is helping a senior living development get off the ground in the newly developed master-planned community of Otay Ranch in Chula Vista, California (San Diego MSA). Expected to break ground at the end of the month, the project will feature 85 assisted living and 26 memory care units in two stories. A joint venture between Douglas Wilson Companies and Milestone Retirement is developing the community on a 4.5-acre site, which it hopes to open by the fall of 2018. We wrote earlier this week of Watercrest Senior Living Group’s latest development activity, with more than $80 million in its immediate pipeline across the state of Florida. Its largest project, a 128-unit senior living community in Port St. Lucie set to open in the fall of 2017, recently received construction financing with the help of Holliday Fenoglio Fowler, L.P. (HFF). The $32 million, or $250,000 per unit, development should feature 102 assisted living and 26 memory care units on its 5.3-acre campus located about 50 miles north of West Palm Beach.
